What to Expect From a Home Inspection
We often describe a home inspection as ‘the performance of a physical to assess the wellness of the home.’ This is a holistic approach. The primary systems of interest are: electric, plumbing, heating, structure, and roof. In addition, the Inspector will be noting the condition of a wide range of items (i.e. windows, doors, walls, ceiling, floors, cabinets, decks, porches, patios, moisture entry concerns, mold/mildew issues, fireplaces, stoves, chimneys).
A certified inspector is vitally important. Camelot Inspectors carry ASHI certification.
- ASHI (American Society of Home Inspectors) is the coveted certification in the home inspection industry. ASHI has the most stringent requirements that an inspector must meet in order to earn full accreditation.
- Camelot Inspections is an inspection company. We do not offer to perform any corrective measures if defects are uncovered during an inspection. To do so would be a conflict of interest and a violation of certification guidelines.

Camelot Inspections is fully insured (Liability and Errors & Omission) in the event that an Inspector causes damage through negligence or overlooks a major defect that an Inspector’s training and due diligence should discover.
The information gained from the inspection will be compiled into a computer-generated narrative report (with pictures inserted into the report) for easy reading and future reference to create a ‘to-do’ list of maintenance or repairs.
- The report will reflect the house as a whole and not consist of a list of concerns. Therefore, the report retains usefulness beyond the time of inspection (i.e. reminders of ongoing maintenances). A home that has already been inspected has an advantage during a future real estate transaction.
- The report may include recommendations on future improvements to the home. There is always room for improvement. The home will benefit from the Inspector’s broad base of experience.
